Kitchen remodel | Home Improvement

Planning a kitchen remodel

If you want to invest in your home or just make it a nicer place to stay for your family, there are some essential areas you normally do first, before remodelling the kitchen. However, this can be a major project, so you?ll have to plan very well.

?

Whether you want a contemporary finish and elegant look or if you want a basic kitchen setting, you need to ensure that the final result has both style and functionality. To make sure you get the right balance, you should think first about the type of items you need and how to best use the space available taking into account the diverse range of appliances out there to choose from.? Perhaps the best way to start planning is to consider exactly the use you give to each area. You might have a small kitchen where food is prepared only, alternatively you may have someone who wants to use it as a dining room or you may have in mind something else.

?

The eventual use will greatly influence the choice of countertops, cabinets and dishwasher. If you see it as a strictly functional, you must be pleased to find these items at a reasonable price, but if instead you will spend many hours a day there, style will be an important determining factor in your decisions.

?

For a country kitchen style, you will look probably traditional wooden units and a Belfast sink, but for a contemporary finish and elegant granite and metal can be used to fit what you have in mind. An important aspect to keep in mind when choosing your units or drawers is the finishing touches that can make a difference in the way they look. For example there are some low-cost, simple designs that can be transformed by choosing appropriate handles and locks ? something that could help out with the budget. It is also important to note that the main objective of the compartments of the kitchen should be more practical than decorative, so you have to think carefully if your favorite models don?t have ?the amount of storage space you require. Otherwise, make sure to choose the option of a folding unit ? as a basket to slide out of a cupboard, attached horizontally to the door or corner ? can help make them more useful.

?

Another aspect that you have to decide is the type of sink you want. Previously it was just a matter of how large stainless steel bowl and drainer choose to, but it?s different now. Now you can select a model of single or double bowl, ceramic or metal, with organizers of side or a kitchen sink. Many available styles can make a real difference to the final appearance of the place.

It is important to select the dishwasher before starting to adapt compartments, making it necessary that you make sure to find your favorite style in the right size for the space you have. For the same reason, you also need to be sure to select your appliances and utensils before starting work on the remodeling, as it can take some time because of the enormous variety that is part of today?s modern kitchen.

Disney Research robot plays catch and juggles with humans, won't replace their parents (update: cameras explained!)

Disney Research robot catches and juggles with its human lackeys, won't replace our parents video

It's entirely possible for robots to juggle or play catch. They've usually been relegated to playing with their own kind, however, which is as good an excuse as any for Disney Research to experiment with a ball-tossing robot tailored to games with humans. The animatronic creation uses a depth-aware motion camera -- there's conflicting mentions of using both the Microsoft Kinect and ASUS' Xtion Pro Live that we're hoping to sort out -- to track any mid-air balls as well as throw them back to a human participant. Disney's robot does more than just move the robot's arm to account for imperfect tosses, too, as it knows to feign a dejected look after a botched reception. The company suggests that its invention would ideally bring two-way interaction to theme parks, so it's more likely to show up at Disneyland before it stands in for a parent in the backyard. It's just as well; when the Robopocalypse comes, the last thing we'll want at home is a machine that can toss grenades.

Update: Team member Jens Kober has filled us in on just why both cameras are mentioned. The team started off using the Kinect and switched to the Xtion Pro Live, once it was available, to get hardware-synced timing between a regular camera and the depth camera. The project didn't require the panning motor or microphone array of Microsoft's system.

Skype version 3.0 arrives on Android devices: Microsoft login, refreshed tablet UI (hands-on)

Skype version 3.0 arrives on Android devices: Microsoft login, refreshed tablet UI (hands-on)

Arriving just after its debut on Windows Phone 8, Skype's updated its Android app, with a focus on improving the tablet experience. Surely thanks to improved Google tablet sales, Skype references that it's optimized the new UI for the Galaxy Tab 2, the Nexus 7 and ASUS' Transformer Prime, among a few others. Menus and navigation are both repurposed to make use of the extra space, and while the navigation home screen still exists on the phone version (which hasn't changed, design-wise), you'll be staring at your contact list most of the time when using it on a tablet. In fact a persistent tab on the left side of the screen will take you to recent calls and the base contact list, while settings, search and the phone dialer all reside in the top right corner.

Video calls are generally better with bigger slabs, offering more screen real estate to beam your friends, family and co-workers to. However, tablets aren't well known for their camera skills, and our camera output was obviously far sharper on the Note II than on the Nexus 7. Supplanting Messenger as Microsoft's chat app of choice, you'll also be able to login with (and combine) your Microsoft account and this was relatively painless on both the phone and tablet. Skype has also updated the app with its latest SILK audio codecs, attuned specifically for human speech and -- more importantly -- varying internet speeds. After some initial 'robot voice' while connecting, we soon had no issues with several international video calls through WiFi. Hardware demands for Skype's latest encompass the minimum of Android 2.1 OS and an 800MHz processor or faster and if you pass those requirements, the source below is ready to offer you the download.

NASA video captures massive solar eruption

NASA spacecraft captured HD video of a giant plasma eruption on the surface of the Sun Friday. This plasma eruption is not headed toward Earth, so isn't expected to cause any communication problems. The sun is currently in the middle of an active phase of its 11-year solar weather cycle.

The sun unleashed a monster eruption of super-hot plasma Friday (Nov. 16) in back-to-back solar storms captured on camera by a NASA spacecraft.

The giant sun eruption, called a solar prominence, occurred at 1 a.m. EST (0600 GMT), with another event flaring up four hours later. The prominences was so large, it expanded beyond the camera view of NASA's Solar Dynamics Observatory (SDO), which captured high-definition?video of the solar eruption.

In the video, a colossal loop of glowing red plasma erupts from the lower left of the sun, arcing up and out of frame as it blasts away from the star.

"The red-glowing looped material is plasma, a hot gas made of electrically charged hydrogen and helium," officials with NASA's Goddard Space Flight Center, which oversees the SDO mission, explained in a description. "The prominence plasma flows along a tangled and twisted structure of magnetic fields generated by the sun?s internal dynamo. An erupting prominence occurs when such a structure becomes unstable and bursts outward, releasing the plasma."

?Friday's solar eruption does not appear to be aimed at Earth, so will likely have little effect on our planet. But that was not the case earlier this week when a powerful solar flare erupted on Monday (Nov. 12). That flare registered as an M6-class eruption, a moderate but still intense solar event.

On Tuesday and Wednesday (Nov. 13 and 14), space weather conditions sparked a geomagnetic storm that supercharged the Earth's auroras, creating spectacular northern lights displays for observers at high latitudes.

When aimed directly at Earth, the most powerful solar flares and eruptions can pose a threat to satellites and astronauts in orbit, and also interfere with communication, navigation and power systems on the ground.

The sun is currently in the middle of an active phase of its 11-year solar weather cycle. The current cycle is called Solar Cycle 24 and is expected to peak in 2013.

Lehman's Archstone to raise $3.5 billion in closely watched IPO

(Reuters) - Archstone Inc, the apartment building owner and developer owned by Lehman Brothers Holdings Inc, said on Monday it plans to raise up to $3.45 billion in its initial public offering, making it the biggest U.S. commercial real estate IPO ever.

If the listing, which will be in the form of a real estate investment trust or REIT, takes place this year, it would be the third largest U.S. IPO of 2012, behind Facebook Inc and Banco Santander's Mexican unit.

Archstone's filing did not reveal how many shares the company planned to sell or the expected price. Some analysts have estimated the company's worth at about $16 billion but the company has been selling assets, making it difficult to value.

While Archstone has a large and highly attractive portfolio of properties, it also bears the dubious honor of being cited as one of the primary reasons behind Lehman's collapse.

Lehman's huge stake in the company, estimated at some $6 billion to $7 billion, and the eventual sale of that stake which must take place under the bank's bankruptcy exit plan may put off some investors.

"There's a lot of hair on this deal any way you want to slice it," said Andrew McCulloch, a senior analyst at Green Street Advisors.

Archstone will be listed on the New York Stock Exchange with the ticker "ASN". As a REIT, it can avoid paying corporate level income taxes if it distributes at least 90 percent of its taxable income to shareholders in the form of dividends.

The IPO will also be closely watched as a barometer of how well other real estate companies, such as Blackstone Group LP's Hilton Hotels, could do in a public offering.

PRIME PROPERTY

Archstone owned or had an interest in 169 U.S. apartment communities, or 54,442 units as of September 30, nearly all of which are located in coastal areas that command higher rents. Most are in Southern California, the San Francisco Bay Area, Southeast Florida, and the metropolitan areas of Washington, D.C., New York, Boston and Seattle.

The average monthly rent for Archstone's apartments in those areas was $2,408 in the third quarter, while for the whole portfolio, average monthly revenue for an apartment was $2,168 and the occupancy rate was 94.2 percent.

"It's good quality stuff," Adelante Capital Management Vice President Len Rittberg said. "It will definitely be a relevant name for anyone that's invested in REITs."

Archstone, based in Englewood, Colorado, also has another dozen communities, or 3,506 apartment units, under construction. It owns land for 28 more developments and has an interest in 10 apartment properties in Germany.

Archstone, however has a higher debt load relative to its earnings than most other apartment REITS and its past debt woes were partly behind Lehman's collapse.

Lehman and Tishman Speyer acquired Archstone Smith, one of the largest owners of U.S. apartments, through a $23.7 billion leveraged buyout in 2007.

As real estate values fell and credit began to dry up, Archstone could not sell buildings to repay some of its loans. Its lenders ended up owning the company in 2010, with Lehman getting 47 percent and other banks a combined 53 percent.

When apartment values rebounded, Lehman sought to spin off Archstone in an IPO, but the banks balked. Ultimately, Lehman bought out the other stakes in two separate transactions for about $2.98 billion. The deals were completed in June.

As of September 30, Archstone's debt adjusted for certain transactions associated with the IPO and the sales of certain assets, was $4.7 billion. The IPO proceeds will be used to repay debt for other general working capital expenses.

By the end of 2013, Archstone expects to sell $1 billion of additional properties, a substantial portion of which are already on the market, and its debt to EBITDA (earnings before interest, taxes, depreciation and amortization) ratio could be 7.5 or less, the company said.

The average debt to EBITDA ratio for apartment REITs is in the mid 6s, according to Green Street.

The company said Citigroup and JP Morgan are underwriting the IPO.

GOP says Intel right, narrative wrong on Libya

**FILE** Sen. Saxby Chambliss, Georgia Republican (Associated Press) more?>

Top Republicans on the House and Senate intelligence committees said Sunday that Obama administration political appointees removed references to al Qaeda-linked groups from intelligence agencies? accounts of the Sept. 11 attack on the U.S. Consulate in Benghazi, Libya.

Rep. Mike Rogers, chairman of the House Permanent Select Committee on Intelligence, said the White House's National Security Council Deputies Committee had altered an unclassified summary of what U.S. intelligence knew about the attack, which U.S. Ambassador to the U.N. Susan E. Rice relied on during her now-infamous round of TV interviews Sept. 16.

?There was not an intelligence failure. The intelligence community had it right, and they had it right early,? Mr. Rogers, Michigan Republican, said on NBC?s ?Meet the Press? after his committee received a classified briefing last week from senior intelligence officials.

Intelligence agencies? accounts of the attack, in which U.S. Ambassador J. Christopher Stevens and three other Americans were killed, went to the ?Deputies Committee, that?s populated by appointees from the administration. That?s where the narrative changed,? Mr. Rogers said. ?The narrative was wrong, and the intelligence was right.?

Sen. Saxby Chambliss, vice chairman of the Senate Select Committee on Intelligence, which received the same briefing, said lawmakers concluded that the National Security Council must have made the changes by a process of elimination.

?We had every leader of the intelligence community there,? Mr. Chambliss, Georgia Republican, told ?Fox News Sunday.? ?Everybody there was asked, ?Do you know who made these changes?? And nobody knew. The only entity that reviewed the talking points that was not there was the White House.?

Several congressional committees are probing the administration?s response to the attack, as well as why officials persisted for days in saying that the military-style assault on the diplomatic compound and a CIA annex resulted from spontaneous protests against an anti-Islamic video produced in the U.S.

Partisan differences

Criticism has centered on Mrs. Rice, but Democratic lawmakers and Sen. Joe Lieberman, Connecticut independent, defended her Sunday, saying she merely repeated the initial but inaccurate conclusions of the intelligence community, as reflected in the unclassified narrative.

Sen. Dianne Feinstein, chairwoman of the Senate intelligence committee, disputed Mr. Rogers? account, saying it is still unclear who changed the narrative, prepared in a format known as ?talking points.?

?The allegation that the White House changed those talking points, that is false,? said Mrs. Feinstein, California Democrat.

She added that intelligence officials told her committee that the talking points were changed because it was not clear which groups had been involved in the consulate attack.

?The answer given to us is [U.S. intelligence agencies] didn?t want to name a group until [they] had some certainty,? the senator said.

According to intelligence officials, the talking-points changes removed the names of two extremist groups suspected in the attack ? the Libyan Ansar al-Shariah militia and al Qaeda in the Islamic Maghreb, the terrorist network?s affiliate in North Africa.

An intelligence official told The Washington Times that the changes also were intended to protect intelligence sources, because evidence of the groups? involvement came from highly classified electronic surveillance methods.

On the Gaza-Israel border, Israeli reservists weigh a ground assault

As trucks hauled armored vehicles in southern Israel, thousands of reservists headed to training bases, resigned to a ground assault: if the rocket fire didn't end, said one, 'we'll have no choice.'

On the Gaza-Israel border

On Saturday, Israel?s army seemed poised to launch a ground assault into the Gaza Strip after four days of war with Hamas, as flatbed trucks hauled armored vehicles around southern Israel and thousands of reservist call-ups donned rumpled uniforms en route to training bases.

The call-ups, whose numbers could be expanded to 75,000, make it more difficult to deescalate because the move raises expectations in Israel for a ground assault and shortens the window of decision for the final order to deploy the soldiers.?

The veteran soldiers are considered the army's backbone, and several thousand were served notice on Friday, getting emergency draft notices in the middle of the Israeli weekend.?

Think you know the Middle East? Take our geography quiz.

"We are going to do what needs to be done, We?ll show them that no one is better than Israel,?? said Yaniv, a 36-year-old medical officer with an overgrown paunch and an M-16 slung over his shoulder.

As he ordered a cappuccino at a gas station rest stop, he declined to ponder whether the operation would succeed in snuffing out rocket fire from Hamas militants.?

"I?m not a general. We are going to finish this off and bring quiet"?to southern Israel, he said.

Focus on air attacks

So far, Israel has been focusing on air attacks in the conflict, but a ground invasion is expected to put added pressure on Hamas, just as in 2009.

In the past four days, Israeli aircraft have carried out 1,000 strikes on Hamas and militant targets with precision munitions, leaving 37 Palestinians dead, nearly half of them civilians. ?Meanwhile, Hamas and affiliated militant groups continue to launch rockets, raising the prospect of a ground assault.

"As in every air operation, there are limitations," said Brig. Gen. Eden Attias, who said the rocket fire was expected. "We didn?t anticipate to wipe out the long- and medium-range rocket fire in a few days. It will require more effort."

Egyptian President Mohamed Morsi said Saturday that he saw "some indications" of the potential for a cease-fire between Israel and Gaza, though he offered no guarantees.?

Resigned to ground offensive

Many of the Israeli reservists said they were resigned to joining a ground offensive even though they could not articulate a clear goal beyond the government?s purpose of snuffing out rocket fire and hurting Hamas?s strategic assists.

"Nobody likes to go to war," said Guy, reservist, also 36, from Tel Aviv, who left behind a wife and three kids. Though the stated purpose of the operation is to "deter" rocket attacks, he said the fighting will end only when "there is peace."

In their late 20s and 30s, most of the reservists are veterans of decade of Israel's major mlitary operations: Gaza in 2009, Lebanon in 2006, and the West Bank in 2002. Their willingness to enlist is seen as a barometer of social solidarity and patriotism, but they have been know to criticize operations gone awry."I'm excited, but I'm also shaking,'' said Orel, a 24-year-old combat engineer from the northern Israel town of Nahariya. "I do this out of love for my country. ?I have friends in southern Israel and it's not logical that they have to hear sirens all the time.''?

The reservists are in a holding pattern, waiting to see whether there will be an invasion or whether they will be able to go home. The military only has a short time to hold tens of thousands of men away from job and family.

"The army keeps on telling soldiers: tomorrow, tomorrow. Meahwhile, we?re making serious preparations," said Itzik, a reservist from the southern Israel town of Ashdod who said he expected to be ordered in. "I think it's going to be larger than you think."

The highways of southern Israel were mostly deserted on Saturday thanks to the weekend and the rocket fire, but there was a pronounced presence of military and police forces on the roads.

The military erected roadblocks on southern Israeli highways, creating closed zones in an effort to keep a fog around the army's movements.

Danny, a 20-something soldier who fought in the last Gaza war, was taking a break in Ashdod. He said he doesn't think it's a good idea to go into Gaza on the ground. Why? "Because soldiers will die."?

?In the parking lot outside one army base, buses full of soldiers wound their way through supply trucks and reservists parting from friends. As a Palestinian rocket was intercepted by an Israeli defensive missile, ?Lior, an infantry soldier from southern Israel, said he still held out hope for a cease-fire that would avoid deaths. But if the rocket fire doesn?t end, a ground offensive is inevitable. ?"We?ll have no choice," he said.?

Christa Case Bryant contributed to this report.?

Japan, India to cooperate on rare earth production

By Agence France-Presse
Saturday, November 17, 2012 10:59 EST

?

Japan has signed a memorandum of understanding with India to promote joint production of rare earth minerals, a move which will help reduce its reliance on China which controls most of the world?s supply.

Under the memorandum signed Friday, the Japanese and Indian governments will support a joint project between Japanese trading house Toyota Tsusho Corp. and an Indian state-run company, Tokyo?s energy agency said.

From next spring Japan is expected to begin annual imports of 4,100 tons of rare earths from India, which will be more than 10 percent of demand in Asia?s second-largest economy, Jiji Press news agency said.

Rare earths are used to make a wide range of high tech products, including powerful magnets, batteries, LED lights, electric cars, iPods, lasers, wind turbines and missiles.

China produces most of the world?s supply of rare earths, but has clamped down on exports of them in a move Beijing says is aimed at protecting its environment and conserving supplies.

But Japan, jointly with the European Union and the United States, has claimed China is unfairly benefiting its own industries by restricting exports, while trying to diversify sources of the materials.

    Hey all!

I have great announcement to make. A new EP by me has been released and is available for purchase. But this is not all. To make this release even more exciting it includes an interactive web page complete with a complete backstory to all of the music. It is sure to really bring you into the mood.

If you don't feel like reading the story it's fine too. Just listen to the music and enjoy the pictures. Also if you enjoy it, please help me to recoup the expenses of this release by buying it from Bandcamp.

Also I would really love to hear your feelings on this release if you enjoyed it. There was a considerable effort put into this release, so I'd love to get some comments if possible. :)

Special thanks go out to mxb from #renoise IRC for helping me with the texts and Christopher Leary from Melograf.com for giving a final polish to the tunes.
