University is ignoring us, say landlords

Thursday, September 06, 2012

Under-fire landlords have accused University College Cork of effectively ignoring them despite their efforts to tackle alcohol-fuelled problems caused by student tenants.

The Connaught Avenue and College Road Property Owners Association has also criticised Cork City?s joint policing committee for not allowing its members to make a presentation earlier this week on the antisocial problems blighting residential areas around the city?s two main third-level institutions.

The association represents about 40 landlords who rent property to 800 students around UCC. It spoke out last night after criticism at Monday?s JPC meeting.

Fine Gael TD Jerry Buttimer criticised landlords for not attending the meeting. Garda?, who described landlords as a key part of the solution, said they would target landlords who were ignoring their responsibilities. However, Fachtna O?Reilly, chairman of the landlord association, said they have written to UCC several times in the past two years seeking meetings to propose solutions, but said their approaches have been effectively ignored.

"The term ?rogue landlord?, used at the meeting and often bandied about, gives an insight into the intellectual rigour of those using it, and is an indication of the paucity of their ability to propose a solution to this serious problem," he said.

"The solution is staring people in the face but nobody will listen to us... We have been involved in renting property for up to 25 years and we know how to deal with these issues.

"It was bad in Galway and they solved it, it was bad in Carlow, and they solved it... They have been solved elsewhere and can be solved in Cork.

"We do have the solution but I would prefer to give it to UCC. The best way for people to proceed is to meet and discuss."

The landlord association was set up four years ago after the antisocial behaviour around UCC?s Rag Week event reached crisis point.

Mr O?Reilly said UCC engaged with landlords afterwards, which resulted in some improvements the following year. However, despite their best efforts over the last two years, he said, communications have broken down. He has now written to policing committee chairwoman Cllr Patricia Gosch, expressing his disappointment that they were not allowed to make a presentation on Monday.

"We have a very constructive analysis of the problems and solutions based on the experience of many years and many individuals. This is an experience only landlords have... Notwithstanding our disappointment, be assured that we will do all that we can to mitigate the excesses which concerns everybody affected by this problem."

UCC?s Freshers? Week for first- year students begins on Sept 19 and garda? have prepared a "robust" policing plan to crack down on antisocial behaviour.

Mr O?Reilly said landlords will patrol College Road until 3am each night that week.

Lenovo shares slump more than 8 percent after Japan's NEC exits

HONG KONG | Wed Sep 5, 2012 4:46pm EDT

HONG KONG

(Reuters) - Shares of PC maker Lenovo Group Ltd dropped as much as 8.1 percent on Wednesday after Japan's cash-strapped NEC Corp sold its entire stake in the company in a deal worth 18 billion yen ($229.62 million).

The fall in the stock took Lenovo shares below HK$6.30, the lower end of the range at which the deal was priced, suggesting investors were expecting further weakness in the stock.

A Lenovo executive said that the stake sale would not impact a PC and tablet business venture the two formed last January to focus on the Japanese market.

"In reality, NEC could sell those shares after two years anyway as per contract. All we have done is to let them do it 10 months earlier. This has no bearing on our joint venture," said Roderick Lappin, vice president of Lenovo Group and executive chairman of Lenovo NEC Holdings.

Lenovo, the world's No.2 PC maker by sales, was also scheduled to host a press conference in Sao Paulo later in the day with local media reporting that the company was acquiring CCE, a Brazilian electronics manufacturer.

China is still the company's main sales driver, but Lenovo has been aggressive about expanding into other regions, primarily through overseas acquisitions.

According to Morgan Stanley, Lenovo is close to breaking even in emerging markets, but Brazil is where the majority of its losses are incurred, largely due to high import taxes and weak distribution.

Morgan Stanley maintains an "overweight" rating on the stock.

At 0305 GMT, Lenovo's shares were down 7.70 percent in Hong Kong.

Five Best Audio Editing Applications [Hive Five]

Five Best Audio Editing Applications Whether you need a soundtrack for your film, you're a DJ and need to polish up your sets before sharing them, or you're a musician looking to produce the next big club hit, you need a good audio editor to eliminate noise, convert your files, edit tracks, and output the whole thing. This week, we're going to look at five of the best audio editing applications, based on your nominations.

Earlier in the week, we asked you which audio editing tools you thought were the best. We tallied up your responses, and now we're back to feature the five applications you said were the best of breed. It's worth noting the list will be a bit of a mix of Digital Audio Workstations (DAWs) as well as audio editors?they're definitely different classes of tools. If you're not sure of the difference, audio editors let you manage and splice existing audio files, while DAWs are more for creating new music from scratch. Now, on to the top five:

Five Best Audio Editing Applications

Audacity (Win/Mac/Linux)

Free and open source, Audacity makes audio editing simple and easy. It's no DAW, but if you're a DJ looking to polish a set before sharing it with the web, or if you just want to remove the noise from your music collection or normalize the volume, Audacity is a simple tool to master and gets the job done quickly. It supports a number of different file types, including mp3, OGG, WAV, AIFF, and more, and can even record live audio for editing and export later. Plus, Audacity's flexible features make it perfect for home projects like basement mixes and digitizing old cassettes or vinyl. You can read more about Audacity's features here.

Five Best Audio Editing Applications

Adobe Audition (Win/Mac)

Formerly Cool Edit Pro, Adobe Audition is a powerful suite that makes audio editing, splicing, remixing, and restoration easy. It's pricey on its own ($349 USD), but can be purchased as part of Creative Suite. Adobe retained Cool Edit Pro's user-friendly interface in many ways?Audition is easy to pick up and difficult to master completely, but that's just because of its depth of features. Audition makes it easy to mix, splice, and edit files you already have, and can support just about anything you throw at it. You can use the tool's built-in effects to add flair to your recordings, set up your frequent changes in an action and batch process dozens of audio files with the same settings, mix multiple tracks, and more. You can read more about Audition's features here.

Five Best Audio Editing Applications

Avid Pro Tools (Win/Mac)

Avid Pro Tools is more of a DAW, although it can edit existing audio like a champ. Professional musicians use Pro Tools for studio recordings and album mixes, DJs use it to correct mistakes in their mixes after the fact, and music producers can assemble entire albums in a fraction of the time required with other tools. That power will cost you?$699 for the base version?but for the money you get an industry-standard, studio-grade tool that supports anything you send its way, has a wealth of plug-ins to extend its functionality, works seamlessly with studio equipment, and has its own music composition tools and instruments built-in. You can read more of Pro Tools' features here.

Five Best Audio Editing Applications

Reaper (Win/Mac)

Reaper is another DAW that many of you praised for its flexible and deep feature set, customization options, and the fact that it's a lightweight application?especially when compared with other DAWs with similar feature sets. It sports a number of plugins that can extend its functionality, and even non-professional users can pick it up and work with it fairly quickly. Reaper works just as well if you want to record music from professional gear or an amateur setup, or if you want to make music entirely with your computer. Reaper features hundreds of built-in effects and features to make your music really shine, and has a huge and vibrant community of users, to boot. Oh, and the price tag is nice?it'll only set you back $60 for individual, non-profit, or small business use. Even the full commercial license is only $225. That's a lot of power for little cash. You can read more of Reaper's features here.

Five Best Audio Editing Applications

Ableton Live (Win/Mac)

Ableton Live draws a bright line between making music and editing audio files. It's a very powerful DAW, and popular too?many of you noted it for its professional-grade features, specifically geared towards live recordings, but it's no slouch if you're looking to write music as well. It sports an almost ridiculous number of features for the advanced user, and caters to both live musicians and DJs alike. If you want to edit existing files you may have a hard time getting around Ableton's features, but it does support virtually any type of audio you try to import, features pre-loaded effects and processing tools, a host of built-in instruments, and more. You can read all of Ableton Live's features here.

Now that you've seen the top five, it's time to put them to an all out vote to determine the winner.

What's The Best Audio Editing Application?

Honorable mention this week goes out to Goldwave, which many of you said has been a killer application for a very very long time, and still gets the job done when you need it. Also worth noting is Soundforge, which several of you noted for its professional-grade features (and price tag.)

Have something to say about one of the contenders? Want to make the case for your personal favorite, even if it wasn't included in the list? Remember, the top five are based on your most popular nominations from the call for contenders thread from earlier in the week. Make your case for your favorite?or alternative?in the discussions below.

The Hive Five is based on reader nominations. As with most Hive Five posts, if your favorite was left out, it's not because we hate it?it's because it didn't get the nominations required in the call for contenders post to make the top five. We understand it's a bit of a popularity contest, but if you have a favorite, we want to hear about it. Have a suggestion for the Hive Five? Send us an email at tips+hivefive@lifehacker.com!

Design help for drug cocktails: Mathematical model helps design efficient multi-drug therapies

ScienceDaily (Sep. 2, 2012) ? For years, doctors treating those with HIV have recognized a relationship between how faithfully patients take the drugs they prescribe, and how likely the virus is to develop drug resistance. More recently, research has shown that the relationship between adherence to a drug regimen and resistance is different for each of the drugs that make up the "cocktail" used to control the disease.

New research conducted by Harvard scientists could help explain why those differences exist, and may help doctors quickly and cheaply design new combinations of drugs that are less likely to result in resistance.

As described in a September 2 paper in Nature Medicine, a team of researchers led by Martin Nowak, Professor of Mathematics and of Biology and Director of the Program for Evolutionary Dynamics, have developed a technique medical researchers can use to model the effects of various treatments, and predict whether they will cause the virus to develop resistance.

"What we demonstrate in this paper is a prototype for predicting, through modeling, whether a patient at a given adherence level is likely to develop resistance to treatment," Alison Hill, a PhD student in Biophysics and co-first author of the paper, said. "Compared to the time and expense of a clinical trial, this method offers a relatively easy way to make these predictions. And, as we show in the paper, our results match with what doctors are seeing in clinical settings."

The hope, said Nowak, is that the new technique will take some of the guesswork out of what is now largely a trial-and-error process.

"This is a mathematical tool that will help design clinical trials," he said. "Right now, researchers are using trial and error to develop these combination therapies. Our approach uses the mathematical understanding of evolution to make the process more akin to engineering."

Creating a model that can make such predictions accurately, however, requires huge amounts of data.

To get that data, Hill and Daniel Scholes Rosenbloom, a PhD student in Organismic and Evolutionary Biology and the paper's other first author, turned to Johns Hopkins University Medical School, where Professor of Medicine and of Molecular Biology and Genetics Robert F. Siliciano was working with PhD student Alireza Rabi (also co-first author) to study how the HIV virus reacted to varying drug dosages.

Such data proved critical to the model that Hill, Rabi and Rosenbloom eventually designed, because the level of the drug in patients -- even those that adhere to their treatment perfectly -- naturally varies. When drug levels are low -- as they are between doses, or if a dose is missed -- the virus is better able to replicate and grow. Higher drug levels, by contrast, may keep the virus in check, but they also increase the risk of mutant strains of the virus emerging, leading to drug resistance.

Armed with the data from Johns Hopkins, Hill, Rabi and Rosenbloom created a computer model that could predict whether and how much the virus, or a drug-resistant strain, was growing based on how strictly patients stuck to their drug regimen.

"Our model is essentially a simulation of what goes on during treatment," Rosenbloom said. "We created a number of simulated patients, each of whom had different characteristics, and then we said, 'Let's imagine these patients have 60 percent adherence to their treatment -- they take 60 percent of the pills they're supposed to.' Our model can tell us what their drug concentration is over time, and based on that, we can say whether the virus is growing or shrinking, and whether they're likely to develop resistance."

The model's predictions, Rosenbloom explained, can then serve as a guide to researchers as they work to design new drug cocktails to combat HIV.

While their model does hold out hope for simplifying the process of designing drug "cocktails," Hill and Rosenbloom said they plan to continue to refine the model to take additional factors -- such as multiple mutant-resistant strains of the virus and varying drug concentrations in other parts of the body -- into effect.

"The prototype we have so far looks at concentrations of drugs in blood plasma," Rosenbloom explained. "But a number of drugs don't penetrate other parts of the body, like the brains or the gut, with the same efficiency, so it's important to model these other areas where the concentrations of drugs might not be as high."

Ultimately, though, both say their model can offer new hope to patients by helping doctors design better, cheaper and more efficient treatments.

"Over the past 10 years, the number of HIV-infected people receiving drug treatment has increased immensely," Hill said. "Figuring out what the best ways are to treat people in terms of cost effectiveness, adherence and the chance of developing resistance is going to become even more important."

Affiliate Marketing: Protecting Your Commissions.avi - YouTube

15 biggest questions in online marketing answered

The completely free automated targeted traffic machine http://internetmarketingebooks.eu/The-completely-free-automated-traffic-machi...>

Thieves are a problem out in the brick and mortar world is for business owners and thieves are a concern for cyber space business owners. Out in the brick and mortar world, thieves will take money and merchandise and it isn't any different online. The real world merchants use locks and alarms to deter thieves. Internet business owners need to use anti-theft software to protect their commissions. Here are some things you can do to protect yourself and your commissions:

1. Use Meta Refresh: A meta refresh is a simple bit of HTML code which automatically redirects your visitor to another page (your affiliate URL). It provides a neat way of presenting affiliate links in newsletters. It probably helps reduce commission bypassing and commission hijacking. A big advantage of using meta refreshes is that if merchants change their affiliate links, you can change links on dozens of pages quickly and easily by altering only one file.

One problem is that some search engines don't like meta refreshes because they're frequently used for unsavory purposes. So if you use this technique, use it with caution.

2. Use a URL redirection service. You can use free services or buy a unique domain name for each affiliate program you join. URL redirection makes affiliate links less obvious, so this will reduce some commission thefts.

3. Use a web-based ad tracking service. The ad tracking link initially hides the affiliate link, reducing thefts.

4. Use an ad tracking script. Good ad tracking scripts hide the affiliate link as well as being useful for tracking. It has the advantage that it doesn't promote someone else's domain.

5. Use JavaScript redirect. Because this initially hides the affiliate link, it should reduce commission thefts.

Be aware that thievery is a problem for online businesses and take the necessary steps to protect your commissions.

Penn State Track and Field Alumni Golf: Kevin is Smiling From Ear ...

I will end though by saying that at the core of this run, was the desire to build something to Kevin. We wanted to find a way that we could honor his memory, and help all of us remember who he was and what he stood for. We hope and believe that we did this. 10 young men, all of whom who have day jobs and separate lives, and to whom running is merely a hobby that they are passionate about, took time from their lives to use their talents to do something that is remarkable.?

We?ll never forget what we did together. And none of us will ever forget Kevin Dare.

-Ryan Foster, 09/01/12

I have to tell you, I am impressed and delighted beyond belief.? Ten runners put it all on the line.? Each and every one of them has a job and yet was able to train enough to pull this off.? Some of the efforts to do that are extraordinary to say the least.? Two of the runners were still going hard, while hurting very badly, enough that the other members made them back off to be able to join in the final triumphant miles.? They hammered the last miles entering State College, alternating one mile at a time, running sub-5 minute miles until the last mile, where all ten joined together to enter the track for the remaining several miles.? They then put in a sub-4 minute mile, one lap at a time (Ryan Foster and Owen Dawson included with two of the others.? I'll try to find out who the other 2 were.)

In these times of political discord, PSU scandal, financial upheaval and whatever else there is to detract from what's important in life, these guys set an example all of us should be proud of and try to emulate in small degrees in the rest of our lives.

As a humble Penn State Track Alum who has tried to herd the cats to participate and give back to the program that has given us so much, I can only say thank you to each of these guys.? I hope to be able to talk with and ask questions of each of them in the near future.

Office Phone Systems That Facilitate Superior Communication ...

A company that discovers itself developing to hold anywhere from 20 to 100 workforce is definitely a symbol of good progress; the call to hire an increasing workforce could solely indicate that increasing tasks are increasingly being performed by the organization and more positions need to be occupied in order to reach operational objectives. If perhaps previously a small group were taking on an array of assignments, the arrival of new blood to the company makes it possible for your pioneering staff to be able to assign a selection of their own duties to the newcomers, allowing the development of better management or supervisory functions over small teams assigned to various responsibilities.

Seeing as every single crew or department gets bigger, the same is true with the need for suitable amenities to accommodate them; a single space would certainly no longer be suitable, and occupying an entire or a section of an office structure?s floor will be the key. Of course, because of so many tables and also cubicles, sustaining continuous communication together with the different teams and heads every day is usually a pain in case there weren?t ample office phone systems set up. Getting up from your table just to privately talk to the team member you have to ask a matter from or verify a conference with is highly bothersome and uncommon in company settings; the sensible answer would be to equip each and every employee with a cell phone hooked into a private branch exchange or PBX. A PBX is a kind of telephone switch which offers a particular business and allows connections to all of the internal telephones inside that business. The internal telephones could also be linked to the open public switched cell phone system through the use of trunk lines. Aside from establishing connections among all staff, the system also features other office machines such as modems and fax machines.

Organizations with a developing number of divisions are aware that every single section possesses its own precise communication requirements, and a PBX could be the most suitable answer to make all associates immediately visible for reception. A PBX effortlessly handles this particular need by giving each employee regarding his or her own extension. Staff can reach their other team members or contact people in other departments for instant information relay, concerns, confirmations, and also other communication issues.

Fully equipped office phone systems offer companies with wireless connection, mobility and remote access for marketing, self-administration intended for administration, call centre functionality for assistance or sales, and connects to various sites across the country or state.

Professionals in PBX will be thrilled to personalize their program to suit the requirements of every section and of the company as a whole. By providing simple transaction selections, the modern Voice-over Internet Protocol (VoIP) technology, the leading telephone brands, and on-going local assistance, organizations may go through smooth communication and excellent phone system services every single day.

By utilizing up-to-date office phone systems, work performance, improved communication and connection among workers is enforced and can lead to a much better future for your business venture.
